Bookshelf project

Hello dear friends! With the repairs in our house coming to an end, we FINALLY are able to start decorating. First step - bookshelves! I saw this wonderful before/after segment on designsponge and am attempting to apply it to my onw home. Here is our current living room (along with a dancing Maddie):

The back splash on our bookshelves will be the haddon hall green of our walls, and the face of the bookshelves will be the coconut color of our molding and fireplace. The idea is to make the everything on that wall (firplace and bookshelves) work together as one piece. I will post pictures as soon as it is complete! (gool: next weekend).

Loan Update

In case you are wondering why there haven't been any updates, it's because there are none really. The bank we were originally working with came back with purchase price that much less than they had originally offered. So.... we are trying Sound Community Bank now in hopes of getting our original purchase price request so that we can still stay in the general area of our current home.

Loan approval

Exciting news! As of today our LOC will be paid off in full. Our lender is running our credit report on August 17th for the updated credit score so that we can get a better interest rate. He said he would have our pre-approval to us within 48 hours at that point. We will officially be able to start making offers on August 18th!!!!!!

Bills paid and loans approved!

A little update on our housing situation...

I spoke with our lending agent today. Our line of credit will be paid off in full tomorrow (whoho!!!!). He is going to reun our credit again on August 17th to get our updated credit score (we paid off the LOC to get a better interest rate) and will have our pre-approval for us within 48 hours of running our credit report. We will be approved on August 18th!!!!!

House hunting status

So, as we currently see it our line of credit will be paid off on July 17th. As soon as that is done we are supposed to contact our lender. It will then be about 8 weeks for our credit score to go back up over 700 hundred and at that time we will have our loan approval!!!!! We have met with a real estate agent whome we LOVE and are super excited to keep this ball rolling.

Homeownership here we come!!!!!!!

Update on the loan

We have one tweak to make on our credit report. This will take 2-3 months to reflect in our credit score but once it does we will have our approval! If all goes as planned we will be purchasing a house this fall!

A few updates

First of all, thank you all so much for your patience with my last post. i apologize if I was a little grouchy :)

Update: After much discussion we have come to agreement on a few different things:
1) We NEED to buy something NOW if at all possible. It just isn't smart financially not to because as soon as the market improves we won't be able to purchase for who knows how long.
2) It is in our best interest to buy a house over a townhouse/condo due to the fact that a townhouse or condo would not appreciate as much.
3) We both want to stay in King county.

So, we are going to the bank this week to apply for a loan. Unfortunately my credit report is not very clean so it is possible they won't approve me. Kevin however is in great shape but without my income probably won't get approved for more than 170k or so which simply isn't enough. All of the houses we have been looking at have been around 230k. I guess we will cross that bridge if we come to it. For now please just send goods vibes out there for us. We really want to own our own home.

Advice

What do you do when you are ready to buy your first home and one of you isn't willing to buy a townhouse yet also doesn't want to leave the Greenlake/Phinney/Greenwood/Ballard neighborhood and you simply can't afford a house in any of these areas? Does it really make sense to continue renting for, let's face it, possibly FOREVER until you can buy a house here? When the possibility of owning a townhome in the neighborhood you love is right in front of you??? ERGH!!!!!
